The real estate investment trust (REIT) finds itself navigating a complex environment where its proven strategy of consistent dividend growth clashes with the harsh reality of elevated interest rates. * Attractive Yield: The stock currently offers a dividend yield of approximately 5.4%.

The persistent high-rate environment has weighed heavily on the share price, overshadowing strong fundamental results.
